Part of the larger Victory development immediately adjacent to downtown Dallas, the W project will rise 32 stories and include a 252-room hotel, 65 luxury condominiums, 21,000 square feet of retail space and significant underground parking. “As with all design-driven projects, preconstruction services are critical in not only exploring new ideas, but in refining costs through value engineering. This was an essential element in our decision to use McCarthy,” stated Gatehouse Capital's Marty Collins. Featuring high-end finishes throughout, the 833,000-square-foot structure will add its own unique architectural signature to Dallas' already well-known skyline when complete in May 2006. McCarthy recently managed the modernization of three existing schools at the Hillsborough City School District (HCSD) to provide for ADA accessibility. The upgrades included wheelchair ramps with canopies, door/hardware replacement, and restroom reconfigurations. Needing to be completed within a 50-day schedule to allow for the start of school, McCarthy assisted the general contractor in sequencing the work and closing out the project. “McCarthy is extremely good at scheduling, helping to bring our projects in on time,” commented HCSD's Lawrence Raffo. “I am very pleased with every interaction we have had with McCarthy and look forward to continuing the relationship.” McCarthy is currently overseeing a capital program for the HCSD, made possible by the passing of a $66.8 million bond measure in November 2002. Phoenix's newest landmark of sophisticated urban living, the 12-story Residences at 2211 Camelback will afford breathtaking views of the Valley of the Sun. When completed in February 2006, residents of the 90-unit complex will enjoy custom high-end finishes, a business center with private boardroom, a fitness center, a rooftop pool and entertainment terrace with zero-edge pool and lounge seating, and the latest in security technology (including bio-metric fingerprint readers). “The project team's just-in-time delivery system and pre-planning have contributed to the project's success so far,” said Patrinely Group's Michael Nicholls. The Residences is being built by McCarthy's Residential Constructors LLC unit, which will also completely build out each of the units. ARCHITECT: DFD CornoyerHedrick, Phoenix.

McCarthy recently completed a $58.6 million (total project cost) construction and renovation project for long-time client Yuma Regional Medical Center in Yuma, Ariz. In addition to a six-story patient tower, the design/build project also included the renovation of approximately 23,000 square feet of existing surgical services space and a central plant. “As the largest construction project ever completed on our campus, this project also was the first time we elected to utilize the design/build delivery method for a major building project,” commented Bob Olsen, president/CEO for the medical center. “Despite changes, escalating costs of materials and a busy local construction market that made finding local subcontractors a challenge, McCarthy completed the tower two months ahead of schedule and several million dollars under budget.” ARCHITECT: NTDStichler Design Group, Phoenix.

Built to accommodate students in the downtown area of Long Beach who were previously bussed to schools outside of their neighborhood, the new Cesar Chavez Elementary School is currently serving students in kindergarten through fifth grade. McCarthy provided construction management services for this $15 million school project, which opened as scheduled in fall 2004. The 75,000-square-foot project includes three, two-level buildings and features the latest in sustainable design. In addition to offering sustainable features like landscaped walls, natural day lighting and energy efficient systems, the new school is a joint-use facility with the city of Long Beach. In exchange for use of the neighboring Cesar Chavez Park, the school will share its gymnasium, a community clinic and parking areas with the community during off-school hours. As a result of McCarthy's successful performance on this school and two other projects for Long Beach Unified, the firm has been awarded additional work within the district. “With a sensitive, yet pragmatic sense of design, program and construction, McCarthy creates a dynamic, productive and unified team approach to construction management,” commented Rick D'Amato, LPA senior project designer. School modernization work for the Laguna Beach Unified School District (LBUSD) was recently completed in time for the 2004/2005 school year. The $57.1 million phased school modernization program, which included improvements and new construction at four schools, began in fall 2000. Serving as construction manager, McCarthy was brought on board in May 2000 to oversee programming, planning, preconstruction, construction bid activities and coordination of design and construction. “We are thrilled with the results of this modernization program,” commented Dr. Theresa Daem, LBUSD superintendent. “McCarthy was instrumental in creating a plan to keep our school schedules running smoothly, while simultaneously keeping the construction program moving ahead within budget.” ARCHITECTS: PJHM Southwest, San Clemente, Calif.; LPA Architects, Irvine, Calif.

Phased over three years, the $25 million renovation of the 24/7 library included the replacement of the building's existing facade with a limestone exterior that matches the university's overall “Collegiate Gothic” style. In order to keep the library open throughout the renovation, work proceeded floor by floor starting with the lowest level, which meant that affected areas reopened in a sequence rather than all at once. “This could have been a very long and painful process, but McCarthy's team was considerate, immediately responsive, and truly shared our mission of maintaining the highest level learning environment for our students,” said the university's Virginia Toliver. Key improvements included bringing the most-used services together in one central location, adding computer ports to most seats, establishing a technology center, greatly expanding shelving space and space for library exhibitions, and adding a cyber café with limited food service. McCarthy is currently building The Golden 1 Credit Union's new corporate headquarters, an approximately 200,000-square-foot, six-story, Class “A” office building. The Golden 1 Credit Union is California's largest financial cooperative and the fourth largest credit union in the United States. Scheduled to open for business in fall 2005, the facility will support the credit union's administrative, back office and operations staff including training facilities, call center, employee lunch room and 900 parking spaces. McCarthy developed an aggressive schedule to complete the project within a year, as well as performed extensive value engineering services. “This project is on a fast-track schedule, and we are pleased to have McCarthy as the general contractor to get the job done.
