Design-Build Makes its Mark

Owners throughout Northern California are selecting design-build as their delivery method of choice.

The design-build delivery method has become more prevalent over the years in our industry. McCarthy is working under the design-build delivery method in various market sectors, including education, healthcare and correctional to name a few. As our expertise continues to grow, we have developed our own program to utilize this delivery method to include our subcontractor partners as well to better serve clients. Here is a brief look at just a few of our design-build projects underway right now or recently completed in Northern California:

College of San Mateo Capital Improvement Program II
This successful design-build project has been heralded as “transforming the College of San Mateo’s (CSM) campus into an energetic, state-of-the-art academic institution benefiting both students and the surrounding community.” In May, the project was recognized by the Design-Build Institute of America (DBIA), receiving the award for Design Excellence. The award recognized the team’s commitment to integrate the project into an existing campus environment that was developed in the 1960s, seamlessly transforming the campus and bringing it into the 21st Century. Despite this challenge, the LEED Gold program was delivered within budget and two months early to the college.

“By all accounts, the Health and Wellness Building and the new College Center, exceeded our vision, established an integrated connection between the two buildings, and provided synergy among the staff, faculty, students and the community,” said Jose Nunez, vice chancellor, facilities planning, maintenance & operations for the San Mateo County Community College District.

This is McCarthy’s second DBIA award for work with the College of San Mateo. In 2008, McCarthy completed the Integrated Science Center, the first design-build project completed for the San Mateo County Community College District.

In early 2011, McCarthy went on to complete the three-part, 228,000-square-foot project at CSM encompassing a 140,000-square-foot College Center and an 88,000-square-foot Health and Wellness Building with an adjacent Aquatics Center. The McCarthy-led $166 million design-build initiative also consisted of more than 60 acres of major site improvements.

Housing and Healthcare Facility — Stockton
McCarthy is currently constructing the new $513 million Housing and Healthcare Facility in Stockton, Calif. A joint venture between McCarthy and Clark Construction, the campus will house 1,722 patient-inmates, a new diagnostics and treatment center, medical office, kitchen, plant maintenance facility, and other administrative and miscellaneous support buildings.

The team is designing, constructing, training and activating the 1.3 million-square-foot facility in 25 months in collaboration with HDR and HGA Architects under a design-build delivery model.

South Placer Adult Correctional Facility
McCarthy+HDR is the design-builder for the new $89 million, 191,000-square-foot Adult Correctional Facility on the grounds of the Bill Santucci Justice Center in Roseville, Calif. The highly functional, energy efficient and resource conscious correctional facility project broke ground in August 2009 and is scheduled for final completion in August 2012. The project consists of multiple housing units for accommodating 980 inmates, along with all necessary ancillary services; infrastructure and site improvements; administration, visitation, intake/booking/release facilities; medical services; food service; laundry facilities; vehicle sallyport; and other areas necessary to provide a completely functional facility. In addition, the project includes a new 10,200-square-foot Arraignment Courthouse for the Administrative Office of the Courts.
