Saint Luke's East Ambulatory Surgery Center & Renovation

Saint Luke’s East Ambulatory Surgery Center Expansion & Renovation is a three-story expansion and renovation of the existing ambulatory surgery center and medical office building on the Saint Luke’s East campus in Lee’s Summit, Missouri. The project increased on-campus capacity for outpatient and specialty care, enabling medical groups previously housed off-site to relocate back to the East campus.

Work included renovation of an existing two-story ambulatory surgery center and clinical space, along with an addition that expanded the footprint of the first and second floors and added a new third floor above the active facility. In total, the project encompassed 123,550 square feet, including 61,153 square feet of renovation and 62,397 square feet of new construction.

The ground level accommodated an expanded ambulatory surgery center with multiple operating rooms, GI and procedure rooms, and associated pre- and post-operative care spaces, while the upper levels provided medical office space and additional shelled area for future growth. Across the project, the team delivered 14 new and renovated procedure rooms and operating rooms on Level 1, five new X-ray rooms on Level 2, and a total of 135 exam rooms, significantly increasing Saint Luke’s outpatient capacity on campus.

For patients and providers, consolidating services within a single, modern setting improves convenience and continuity of care. The expanded facility creates greater access to specialty services and supports Saint Luke’s strategy to meet growing regional demand for top-tier healthcare in a comfortable, inviting environment.

The expansion was delivered using a highly collaborative, model-based approach that emphasized building virtually before building physically. The project team implemented an Integrated Virtual Building process leveraging BIM, extensive laser scanning of the existing structure, virtual mock-ups and subsurface utility mapping to verify conditions, coordinate new work with existing systems and reduce risk on a tight, active campus. Prefabrication was used strategically to drive schedule and enhance quality in critical building systems.

Executing a vertical expansion and renovation directly above and adjacent to active surgical and patient-care areas required meticulous planning, logistics and infection-control measures. The team developed detailed wayfinding and site logistics plans, including a dedicated construction access road created in collaboration with a neighboring bank, which removed construction traffic from primary hospital loops and entrances. An extensive Infection Control Risk Assessment (ICRA) program managed up to 600 linear feet of containment and 17 controlled access doors at peak construction, allowing work to proceed immediately adjacent to operating rooms while maintaining safe, reliable access for patients, staff and visitors.

As a critical early phase, the team also expanded the existing surface parking and completed associated site utility upgrades. By phasing parking lot construction, they maintained minimum required parking counts while gradually adding 95 new spaces, creating capacity to temporarily take existing stalls offline and safely support the building expansion.

The project followed a phased turnover strategy, opening the first floor in summer 2024 and the second and third floors in fall 2024, with overall substantial completion achieved in 2025. The result was a significantly expanded ambulatory surgery center and medical office environment that enhances access, supports clinical growth and strengthens Saint Luke’s East as a hub for outpatient care in the region.
